The Project is located in the heart of the Beirut central District on Parc Avenue and Omar Daouk Street which used to be the busiest area in the Beirut during the 70's.
The Lot is much like an island; it is surrounded by four roads. The mixed use development has two main roads where the retail and office space is predominant and two secondary roads where the residential building is implemented; an open air landscaped patio in the middle acts as a relaxing and gathering area for all the tenants of the project and is ideal for the extension of a coffee shop. In addition to that, the panoramic lifts of the office floor and the residential building are all turned into this internal courtyard through a glass curtain wall. The transparency of the commercial space and the low ratio of void to solid of the residential building are the two major elements that differentiates both buildings while using the same stone to keep an homogeneity in the project.
It is worth mentioning that the project is equipped with state of the art electromechanical and conveying systems that ensure a high standard of comfort and security.
The retail space is laid out on the first two levels, with 4 levels of office space on the main roads and, on one level, with 6 levels of residential floors on the secondary roads. Each residential floor is composed of 3 apartments, 2 apartments of 230m2 and 250m2 surface each and one apartment of 180m2. Office floors range between 600m2 and 1,300m2 of open space. The retail space is totaling +/- 5,500m2. The overall area of the project is +/- 16,000m2 and the four basements with 14,400m2 are large enough to cover all the needs of the project in terms of parking and technical areas.
